Capital Generation

Why consider an agricultural conservation easement?

Plainly stated it provides a significant lump sum of cash that when properly utilized can guarantee self-sufficiency for you, your operation and all succeeding generations going forward. By comparison, commercial bank refinancing only further encumbers your land and income in a scheme that benefits the bank more than it benefits you.

(Note: Remuda Financial is not a broker or fiduciary party to conservation easement contracts. We view them as a potential vehicle to establish your Captive Bank.)

It must be acknowledged that along with all of the potential benefits that come with this option, it does raise the question of possibly giving up some control of your private property to an environmental trust or a government entity. It’s important to know that you don’t have to lose control as long as you understand the issues that need to be taken into consideration.

If responses were to take shape along lines of current political contention:

On the Left... ...On the Right
People may gladly take all the help they can get - from the government or anyone else. They feel that the loss of control of their land is the price they pay for future security. People will defend their property rights to their last gasp - holding tight control of their land until circumstances dictate otherwise and they are forced to sell at unfavorable terms.

Have you ever seen three cowboys driving down the road in the bench seat of a pick-up truck? Have you ever pondered over which one of them is the smartest? It’s the cowboy in the middle. Why? Well, the other two have to either drive or get out to open and close gates.

What’s this story have to do with the prospects of selling an agricultural conservation easement of your land? We believe there is a third way to look at the issue – a “middle seat” if you will:

Agricultural land owners can assure future productive use of their land with complete control of the process while gaining financial independence and security for the future generations.

It is possible to take on an agricultural conservation easement and also protect your interests in the process. We encourage you to contact us so we can share some success stories with you and refer you to various sources who work with the landowner to sustain agriculture.
